Established 2016 · Acquisition, renovation and private capital

We buy the house
nobody else can see.

Ridgemont buys residential property directly from owners, in whatever condition it is in, for cash. Then an architect redraws it. Private investors fund alongside us on a first-position lien, and everybody sees the same arithmetic.

No fees · No repairs · No showings · And we will tell you when listing pays you more

What we do

Six ways this ends well.

Two sides of the same business — the family who needs a house gone, and the investor who wants the renovation funded properly. The house is what connects them.

01

Direct Cash Purchase

We buy the house as it stands — no repairs, no clearing it out, no showings, no agent fee. You take what you want and leave the rest, and we handle everything after the keys.

Offer in 48 hours · close in 14 days
02

Design-Led Renovation

Every house gets an architect-drawn plan before demolition starts. We move walls, correct light, and fix the layout — the things that actually change what a house is worth.

$60,000 – $310,000 per project
03

Investor Partnerships

Private capital placed per project, secured by a first-position lien on the property, with a fixed preferred return plus a profit share. Monthly photographs, quarterly statements.

From $75,000 per project
04

Probate & Inherited Property

A patient, unhurried process for families selling a parent's house from another state. We coordinate with the attorney, arrange the clearance, and work to the estate's timeline.

Cash · clearance included
05

Renovate-Then-List Partnership

For houses worth more retail than we can pay in cash. We fund and manage the renovation at our cost, you list it on the open market, and we split the uplift it created.

$0 upfront · shared uplift
06

Portfolio & Small Multi-Family

Tired rentals, duplexes and small blocks bought as a package from landlords who are done. One closing, one conversation, and the tenants are handled properly.

The deal sheet

Three projects, with the numbers left in.

Purchase, renovation spend, resale and duration on recent completions. Publishing this is unusual in our business, which is precisely why we do it.

The firm

Four people, our own money, and no assignment contracts.

I spent six years wholesaling before I started Ridgemont, which means putting houses under contract and selling the contract to somebody else. You are told a number, and then a stranger turns up and tells you a lower one. We do not do that, and it is the reason this firm exists.

Ridgemont closes with its own funds on every purchase, prices the risk into the original offer, and honours it. An architect draws every house before demolition starts. And when the arithmetic says you would net more listing it, our offer letter says so — that happens about a third of the time.

How a sale goes

An address, one visit, a written offer.

  1. 01

    You send an address

That is the whole first step. We pull the comparables, the plat and the permit history before we ever ask to come and look at anything.

  2. 02

    One visit, forty minutes

We walk the house once. You do not need to tidy it, empty it, or apologise for it — we have bought houses in far worse condition than yours.

  3. 03

A written offer in 48 hours

With the arithmetic attached: what we think it resells for, what we think the renovation costs, and what that leaves. You can check every line of it.

  4. 04

    You choose the closing date

Fourteen days if you need it gone, or ninety if you need to find somewhere first. We have let sellers stay on rent-free after closing more than once.

  5. 05

    We start drawing

An architect is on the house within a fortnight. If you want to see what it became, we will send you the photographs — a lot of people do.

Why Ridgemont

Six commitments we put in writing.

We show you the arithmetic

Every offer arrives with the resale comparables, the renovation budget and the margin written out. If our number looks low, you will be able to see exactly which line you disagree with.

We tell people not to sell to us

If your house is tidy, financeable and in a decent street, you will almost always net more listing it — and we will say so, with numbers. Roughly a third of the people who call us end up doing that.

The offer does not move at closing

No inspection-driven renegotiation, no discovering a foundation problem in week three. We price the risk into the original number and then we honour it.

Architect first, demolition second

Most flips repaint what is there. We redraw the plan — moving a wall, stealing light from the wrong side of the house — because layout is what actually moves a valuation.

Investor capital sits in first position

Secured by a first-position lien on the property, with a fixed preferred return before any profit split, monthly photographs and quarterly statements. No blind pools and no fund.

We buy with our own money first

Every project starts with our capital in it, and the partnership is raised alongside — never instead. If we will not risk our own money on a deal, we will not offer you a share of it.

Free offer

Our number, and the one we are competing with.

Most cash-buyer calculators show you one figure and hope you do not compare it. This one runs your retail net alongside our offer, with the agent fee, the repair credits and the carrying costs left in — and it tells you when listing wins.

  • Repairs & clearance$0
  • Carrying costs$0

  • Agent at 5.5%− $11,000
  • Repairs a buyer will ask for− $5,000
  • 3 months of carrying− $3,000

On these numbers our offer is competitive with a retail sale once the fees, repairs and months of carrying are taken off — and it is certain, in a fortnight, with nothing to fix. This is the work we are actually built for, and where our number tends to beat a retail sale — a house in this state cannot be mortgaged, so your retail buyers are other investors paying investor prices, minus a commission.

My father's house had thirty years of belongings in it and I live two thousand miles away. They cleared it, coordinated with the attorney, and let me pick the closing date. I never had to fly out.

Questions

The sceptical ones, answered.

You will get less than a renovated house on the open market sells for, and more than most people expect for one that needs work. The honest comparison is not offer versus retail price — it is your net after our offer against your net after agent fees, the repairs a buyer's inspector will demand, months of carrying costs, and the risk of a financed buyer falling through. The analyser on this page runs both sides of that, and it will tell you when listing wins.

No, and please do not spend money doing it. We buy in genuinely as-is condition, including houses with a failed roof, active leaks, fire damage, hoarding, or thirty years of belongings still inside. Take what matters to you and leave everything else where it is — clearance is our cost and it is already priced into the offer.

A written offer within 48 hours of walking the house, and closing in as little as fourteen days because there is no lender in the way. If you need longer we will work to your date instead — ninety days is common when someone is buying onward, and we have let sellers stay in the house rent-free after closing while they finish a move.

Capital is placed per project rather than into a fund, secured by a first-position lien on that specific property, with a fixed preferred return paid before any profit split. Minimum is $75,000, typical project length is five to nine months, and you get monthly progress photographs plus a quarterly statement. We put our own money into every deal first and raise alongside it, never instead of it.

That is our problem, not the seller's and not the investor's preferred return. Overruns come out of our profit share. It happens — the Corbin Hill project ran nine months instead of six after we opened a wall and found the rear elevation was failing — and the investor on that deal received exactly the return they were promised.

Mostly, because that is where we add something. A sound, updated house in a good street does not need us and we will tell you to list it. What we want is the house with the bad layout, the dated kitchen, the probate clearance, the failed roof, or the tenant who has not paid in a year — the ones a retail buyer's lender will not touch.
